Bank of Beijing offers you:
Personal commercial house mortgaged loan, personal house to mortgage loan, personal second-hand house mortgaged loan, discount loan for personal house, policy-oriented discount loan for personal houses in Central government agencies, and so on, helping you settle down at leisure.
¡ôPersonal commercial house mortgaged loan, means loan in Renminbi extended by the bank to natural eligible persons used for purchase of house for their own living (excluding second-hand houses).
Borrower¡¯s conditions for application:
1)A natural person in China who has a legal residing status and full civil capacity;
2)Has stable economic income, with good reputation, and ability of repaying the principal and paying the interest of loan on time;
3)Has lawful and valid house trade contract, agreement as well as other documentation accepted by the bank used for purchase of house.
4)Has money equivalent to more than 20% (included) of total prices of the house to be bought as the down payment of the house.
5)Has the assets accepted by the bank as mortgage or pawn, or has judicial person, other economic organization or natural person accepted by the bank as guarantor person.
6)Other condition required by the bank.
¡ô Personal house to mortgage loan: Means the mortgage loan offered by the bank to the house buyer (i.e. the current borrower) used for purchase of house when the borrower (i.e. the house seller, the former borrower) who has obtained personal house mortgage loan from the bank transfers his/her personal house that has been pledged to the bank to a third person.
¡ô Other credit services:
¡¤Personal second-hand house mortgaged loan means the loan operation that the house buyer applies for loan from our bank with a second-hand house transacted as mortgage, used for purchase for making payment of house, and the house buyer repays principal and pays interest on schedule to the bank. ¡°second-hand house¡± means a house for his/her own use purchased by the owner on the secondary real estate market, including commercial house, economical and suitable house, as well as public house or house with Central property title permitted for going on sale.
Borrower¡¯s conditions for application:
1)Has a legal status, with valid ID certificate and copy thereof.
2)Has legal and stable economic income, with good reputation, and ability of repaying the principal and paying the interest of loan on time;
3)Has the house property (must be with title deed) accepted by the bank as mortgage or pawn, and/or has judicial person, other economic organization or natural person accepted by the bank as guarantor person with sufficient repaying ability, with the exception of house property not allowed for guarantee subject to provisions of national laws and rules concerned.
4)Has lawful and valid second-hand house trade contract, agreement as well as other documentation to be furnished under the requirement of our bank, has the down payment invoice (receipt) of transaction between the two parties.
5)Has money not less than 30% (included) of total prices of the purchased second-hand house as the down payment of the house, or provides relevant down payment invoice, receipt or other document.
6)For a house with Central property title, the Register Form of Going to Market for Sale of Purchased Public House shall be provided.
7)Other conditions required by our bank.
¡¤Secured loan for personal house, means our bank offers housing loan to the borrower under cooperation of Beijing Housing Loan Guarantee Center, with the latter serving as guarantor to offer guarantee of joint guarantee responsibility for the borrower applying for housing loan, so as to ensure the money safety.
The application conditions for the borrower are the same as the personal house loan
¡¤Discount loan for personal house, means commercial housing loan extended by our bank by using the bank¡¯s fund to the borrower under cooperation with Beijing Housing Fund Administration Center. Any borrower who buys a house which is a discount item jointly approved by our bank and the Housing Fund Administration Center, and meets the conditions for discount loan offered may apply for discount loan with our bank. The interest difference will be paid by Beijing Housing Fund Administration Center every half a year.
¡¤Mortgage loan for undesignated building site, means loan extended by our bank to the borrower to be used for purchase of a house at a building site for which no housing mortgage loan agreement is signed with the bank. The application conditions for the borrower are the same as the personal house loan. |
